Rooms that never warm up

Usually a filter or duct issue, not a broken furnace. Start cheap.

AC that runs and runs

Dirty coils, low refrigerant, or a filter you forgot about. Check the filter first.

New smells or sounds

Burning, buzzing, rattling, turn it off, then investigate.

    Find your filter (yes, right now)

    It's in a slot near the furnace or behind a return-air grille. Note the size printed on the side.

    Set a 90-day reminder

    Change the filter every 60–90 days. Pets or allergies? Every 30–45. That's it. That's the tip.

    Vacuum the return grilles

    Dust piles up on the intake vents and makes the whole system work harder.

    Test the thermostat weekly in shoulder season

    Bump it up to heat, then down to cool. Better to catch a dead unit in April than a July heat wave.

    Clear two feet around the outside AC

    Cut back plants and rinse the fins gently with a garden hose. Power off first at the disconnect box.

When to call a pro

Smell gas, or seeing ice on the AC lines?

Gas smell: leave, then call the utility. Ice on the AC: turn it off, let it thaw, and book a licensed HVAC tech. Refrigerant is not a DIY job.

MERV 8–11 for most homes. Higher can starve airflow if your system isn't sized for it.

02Do smart thermostats really save money?

Yes, mostly by not running the system when nobody's home. Payback is usually 1–2 seasons.

03Why does one room feel different?

Nine times out of ten it's a closed damper, a blocked vent, or leaky ductwork. Cheap fixes first.

04How long should an HVAC system last?

AC: 12–15 years. Furnace: 15–20. Get a maintenance visit each spring and fall.
